Please read these Terms of Service ("Terms") carefully before using the Flat Pill platform. By creating an account or using our service, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.
Flat Pill is an AI-powered platform that helps users search for rental and purchase properties and automate apartment applications across Germany and Europe. We are an intermediary tool; we do not own, manage, or guarantee any properties listed or found through our service, and we are not a party to any rental or purchase agreement you enter into with a landlord or seller.
You must be at least 18 years old to use Flat Pill. By using our service, you confirm that you meet this requirement and have full legal capacity to enter into a binding contract under the laws of Germany or your country of residence.
When you join our waiting list or create an account, you agree to provide accurate, complete, and current information. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. Flat Pill currently provides the following core functions:
Additional features — including email inbox monitoring for landlord responses and viewing scheduling assistance — are planned for a future release and are not yet available. We will update these Terms and our Privacy Policy before any such features are activated.
The scope and availability of individual features may vary by subscription plan. We reserve the right to modify, add, or remove features at any time, with reasonable prior notice for changes that materially affect the service.
You may use Flat Pill solely for lawful personal accommodation-search purposes. You agree not to:
You retain full ownership of all documents and content you use with Flat Pill. The application packet builder processes your documents entirely within your browser — no documents are transmitted to or stored on our servers at any point. You are solely responsible for ensuring that the documents you use are accurate, current, and lawfully yours to share.
The cover letter generator uses a short profile you provide, which is stored in your browser's local storage only. You may clear this data at any time via your browser settings. AI-generated cover letters may be sent to our AI processing provider in pseudonymised form to generate your letter; no identity documents or financial records are transmitted for this purpose.
Should future features involve document storage on our servers, we will update these Terms and our Privacy Policy accordingly and obtain any necessary consent before activating those features.
Flat Pill uses artificial intelligence to generate personalised cover letters and application materials on your behalf. You are responsible for reviewing all AI-generated content before it is submitted to a landlord. We do not guarantee that AI-generated content will be free of errors, factual inaccuracies, or omissions. You remain solely responsible for the accuracy, completeness, and appropriateness of any materials submitted under your name.
Flat Pill does not guarantee that using our service will result in a successful rental application, a viewing invitation, a signed lease, or any other outcome. The rental market is competitive and outcomes depend on many factors outside our control, including landlord preferences, property availability, and local market conditions.
Access to the waiting list is free of charge. Upon launch, Flat Pill will offer the following plan structure:
All prices are stated inclusive of applicable VAT where required by law. Payment is processed by our third-party payment provider. We will never charge you without your explicit prior consent. Subscriptions renew automatically at the end of each billing period unless cancelled in advance. You may cancel your subscription at any time in your account settings; cancellation takes effect at the end of the current billing period and you retain access until then. We do not offer pro-rata refunds for unused portions of a billing period, except where required by law or as described in Section 10 (Right of Withdrawal).
Right of withdrawal: You have the right to withdraw from this contract within 14 days without giving any reason. The withdrawal period is 14 days from the date on which the contract is concluded (i.e. when you activate a paid subscription).
To exercise your right of withdrawal, you must inform us by means of a clear statement (e.g. a letter sent by post or an email) of your decision to withdraw from this contract:

Consequences of withdrawal: If you withdraw from this contract, we shall reimburse all payments we have received from you, without undue delay and in any event no later than 14 days from the day on which we are informed about your decision to withdraw. We will carry out such reimbursement using the same means of payment as you used for the initial transaction.
Early expiry of the right of withdrawal for digital services: If you have expressly requested that we begin performing the service before the end of the withdrawal period, and the service has been fully performed, your right of withdrawal is extinguished at that point (§ 356 Abs. 5 BGB). For subscription services not yet fully performed, the right of withdrawal remains intact for the full 14 days.

We aim to provide a reliable and accessible service but cannot guarantee uninterrupted or error-free access. Planned maintenance will be communicated in advance where possible. We reserve the right to modify, suspend, or discontinue features or the service as a whole, with reasonable prior notice except in cases of urgent security issues or force majeure events.
All intellectual property in the Flat Pill platform — including software, design, AI models, and branding — is owned by Flat Pill or its licensors. These Terms grant you no rights to our intellectual property other than the limited, non-exclusive, non-transferable right to use the service for your personal accommodation search during the term of your subscription.
We process your personal data in accordance with our Privacy Policy, which forms an integral part of the contractual relationship between you and Flat Pill. By using our service, you acknowledge that you have read and understood our Privacy Policy.
Flat Pill is liable without limitation for damages arising from intentional conduct or gross negligence, and for damages resulting from injury to life, body, or health. For ordinary negligence, our liability is limited to foreseeable, contract-typical damages.
We are not liable for the accuracy, completeness, or availability of third-party property listings accessed through our platform, nor for the conduct, decisions, or responses of landlords or letting agents.
Our total aggregate liability for all claims arising under or in connection with these Terms (other than those excluded above) shall not exceed the amount you paid us in the 12 months preceding the claim, or €100, whichever is greater.
The above limitations do not apply where liability cannot be limited or excluded under applicable law, in particular under German product liability law (Produkthaftungsgesetz).
You may stop using our service and delete your account at any time via account settings or by contacting us. We reserve the right to suspend or terminate your access with immediate effect if you breach these Terms materially, or after giving reasonable notice for other reasons. Upon termination, your right to use the service ceases. We will delete or anonymise your data in accordance with our Privacy Policy and applicable retention obligations.
These Terms are governed by the laws of the Federal Republic of Germany, excluding the UN Convention on Contracts for the International Sale of Goods (CISG). The place of jurisdiction for disputes with merchants and legal entities is Berlin, Germany. For consumers, the mandatory consumer protection provisions of your country of residence apply in addition to, and where they conflict they prevail over, these Terms.
The European Commission provides an Online Dispute Resolution (ODR) platform for the out-of-court resolution of disputes between consumers and online traders, accessible at: https://ec.europa.eu/consumers/odr/

We are not obligated to participate in dispute resolution proceedings before a consumer arbitration body and do not generally do so. We are always willing to resolve disputes directly with you — please contact us first.
We may update these Terms from time to time. We will notify you of material changes via email or a prominent notice on our website at least 14 days before they take effect. If you do not object within that period, the updated Terms are deemed accepted. You always have the right to terminate your subscription before changes take effect. Your continued use of the service after the effective date constitutes acceptance of the updated Terms.
If any provision of these Terms is found to be invalid or unenforceable under applicable law, the remaining provisions continue in full force and effect. The invalid provision shall be replaced by a valid provision that comes closest to the economic intent of the original.
